Investment for Retirement Community

A residential community for 100,000 retirees will be established in New Zealand. The development will be a historically accurate replica of a Japanese conurbation. The social facilities including a hospital will be provided by the investor. The site has the benefit of a pleasant climate and is surrounded by beautiful countryside with coastal views. An investor is needed to take ownership of this project.
The construction of this community will be a JV between the investor and local business leaders led by the local government.
A management company will be established by the investor. Every property owner will hold shares in the management company.
*Our role in the project
We will facilitate the initial negotiations between the business and government leaders in the District of Whangarei and the investor. The local community will welcome the jobs that will come with this project.
Once the process is underway, we will withdraw and the investor will work directly with the local community leaders. The project will be led by the investor's management team. We are project planners but would only assist if asked to do so.
The investor will assemble the project management team and finance the project. The investor will provide leadership. Local people will be employed where possible but only if they have the necessary skills.
*Rough breakdown of the fund
The project will take 20 years to complete. 500ha of land (USD30 million) will be purchased. 50,000 dwellings and their infrastructure (USD20 billion) will be built, plus a hospital, golf course, etc. (USD5 billion). Staff facilities will also be provided (USD5 billion).
The homes will be sold as they are completed. A gross profit of 25% is anticipated. The service charges will generate a turnover of USD100 million/annum
